Rent in Huntsville, AL

Renters are about a third of households in this metro and, in our experience, most of them buy within two years. So here are the real rent numbers — Census medians for the city, the metro and each surrounding county — plus the costs a listing leaves out and the point at which renting stops being the cheaper choice.

$1,283median gross rent / month, Huntsville metro (ACS 2024 1-year)
$1,241median gross rent / month, Huntsville city (ACS 2024 1-year)
26.8%of household income goes to rent, metro median (ACS 2024)
~31%of occupied homes in the metro are renter-occupied (ACS 2024)

US Census Bureau, American Community Survey — table B25064 (median gross rent), B25003 (tenure) and B25071 (rent as a share of household income). "Gross rent" means contract rent plus the utilities the renter pays, which is why it is higher than the number on a listing.

Why two releases, and why that matters. The 1-year estimates are fresher but only published for areas above ~65,000 people, so there is no 1-year figure for Madison city or the smaller communities. The 5-year estimates cover everything but average five years of data, which is why the city reads $1,171 there and $1,241 in the newer release. Both are true; they are different windows. For a specific address, none of this replaces an actual listing.

Where a community is too small for either release, we do not publish a number for it — and we do not estimate one.

What the median does not include

Costs that sit outside the rent figure

  • Utilities. At a Huntsville city address electric, water, sewer and gas are one Huntsville Utilities account — the biggest swing in a summer and winter bill. The checklist shows what applies at your address.
  • Renters insurance. Your landlord insures the building, not your belongings or your liability. Premiums are quoted per address, not per city.
  • Deposits, pet rent and application fees. Practice varies by landlord, so ask in writing rather than budgeting from a rule of thumb.
  • Commute cost. A cheaper rent 15 minutes further out is not cheaper once fuel and time are counted — the commute calculator prices the miles.

The school question renters ask us

School assignment follows the address, not whether you rent or own — so a rental is zoned to a district exactly like a purchase is, and the boundaries do not follow city limits or mailing addresses. Check the parcel on the official locator before you sign a lease, especially in Madison County and Limestone County.

When does renting stop winning here?

Two inputs decide it: the rent you would actually pay, and how long you would stay. The model does the rest — all-in monthly cost, interest paid, break-even month and what your BAH covers if you are military.

Rent questions, answered

What is the average rent in Huntsville, Alabama?

Median gross rent is $1,283 a month for the metro and $1,241 for the city, per the 2024 ACS 1-year estimates — and "gross" includes the utilities a renter pays. County medians run lower: $1,209 in Madison County, $970 in Limestone and $864 in Morgan.

Are rents going up in Huntsville?

We do not publish a rent index or a forecast, because we cannot verify one — the Census series is annual and always describes a window that has already closed. What you can do in ten minutes: compare three live listings in your target area against the median above, and ask the landlord what the rent was last year.

Is it cheaper to rent or buy in Huntsville?

For a short stay, usually rent — buying has frictions that need years to amortise. For a long stay, buying usually wins, because Alabama's property tax is low enough that it rarely decides the deal. The model computes your own break-even month rather than asserting one.

How much do I need upfront to rent here?

Deposit, first month and any pet or application fees, which vary by landlord — plus the utility deposit and the connection date. Book the utility start for your move-in date, not after.

Which areas have the most rentals?

Renter households are concentrated in and around the city — 41,110 of Huntsville's 96,802 occupied homes are renter-occupied, and the metro totals 67,156 renters. Specific buildings and complexes change constantly, so we point you at the areas rather than at inventory we cannot see.

Should I rent first before buying?

Two situations where it usually pays: you have not driven your real commute at your real start time, or you have not confirmed which school district serves the address. Both are far cheaper to discover from a rental than from a purchase.

Renting first, buying later?

Tell us your area and timeline. We'll send the rent-vs-buy numbers for your situation, the school district that applies to the addresses you're considering, and what it would take to be ready to buy when your lease ends — no obligation either way.
